Commercial Roof Repairs

Roofing problems must not be ignored – this is the thumb rule that any building owner should know and respect, in order to protect what is inside, as well as the structural integrity of the building.

A damaged commercial roof can cause many problems that may result in business disruption, so they must be assessed by professional roofers.

Commercial roofs are typically flat and they have to be inspected regularly for ponding or standing water. It is normal to notice such problems after a storm, but if the water does not flow or evaporate within 48 hours, you have a problem that will soon cause leaks and premature roof aging.  The inspection should be done by a commercial roofer with experience in Commerce MI roofing requirements.

Inspecting a commercial roof for damage must also include other operations related to vulnerable areas of the roof:

  • Inspecting the gutters and determine if they are clean and functional
  • Checking the air vents, skylights and chimneys, as well as the flashing used around them and the other sealing elements
  • Looking for cracked or blistered surfaces; they may indicate trapped moisture between the layers of the roof membrane, or between the membrane and the deck
  • Inspecting the interior walls and the ceiling of your commercial and see if there are any water stains
  • Detecting mold or foul odors
